A deposit of EUR 450,00 or EUR 600,00 is payable on conclusion of a tenancy agreement. There is no interest on the deposit.
Disability - friendly rooms / apartments are adapted to the needs of wheelchair users (extra - wide doorways and flat shower trays). .
Doubles / Double apartments are equivalent to a flat share for 2 people.

Anyone wanting to extend their tenancy must inform the Studentenwerk in writing at least 3 months before the expiry of the tenancy agreement.

The rooms and apartments in most of our halls of residence are furnished. Some apartments and rooms in double apartments are rented unfurnished. Precise information is available on the relevant page for each individual residence.

Housing benefit is a low priority state social benefit. If you are receiving other benefits comporable to housing benefit, housing benefit is withdrawn. This applies particularly if you are already receiving assistance through BAFÖG payments (federal student support). Receiving BAFÖG payments excludes assistance with housing benefits.
The Studentenwerk and computing centre of the University of Mannheim are able to offer free high-speed-internet access in almost all halls of residence. The internet tutor can provide further assistance on site.
Tenancy agreements are generally for a fixed term of three years, enabling as many students as possible to live at a low cost. Becoming involved as a tutor in one of the halls can result in a considerably longer residence. Any questions about this should be addressed to the person in charge of tenancy.
All the Studentenwerk`s halls of residence are looked after by caretakers who can be contacted directly by residents. They can help with complaints and damage and are on hand on the agreed dates for moving in and out. Contact information can be found here.
It is possible to move between the Studentenwerk halls of residence for good cause. For this you should apply in writing to the person in charge of moves. A fee of EUR 25,00 is payable for a move. If the tenancy changeover agreement is then not accepted, a fee of EUR 20,00 is payable.
You should arrange a moving date with the caretaker in good time. Bring your signed tenancy agreement and proof of identity with you. If you are unable to attend on this date, you should authorise another person to take up residence on your behalf. They should bring your authorisation and some photo ID.
You should agree a departure date with the maintenance staff at least five working days before the end of your tenancy agreement. Please observe both the General Lease Terms Section 12, subs.1-4 and our form "When you move out"

The tenant has the right to cancel the tenancy subject to a term of notice of three months to the following time limits:
- up to 28th February / 31st August / 30th September (Students of the University of Applied Sciences)
- up to 31st July / 31st August / 30th September (Students of the University of Mannheim)
- up to 31st March / 31st August / 30th September (Students of the Cooperative State University, the Pop Academy Baden-Wuerttemberg, the Mannheim University of Musik and Performing Arts)
In the case of exmatriculation or marriage, an extraordinary term of notice of four weeks to the end of the month applies. In these cases evidence must be provided.
Some halls of residence have parking spaces to rent, parking is often available in the surrounding area. Precise information is available on the relevant page for each individual residence.
As an additional service of the Studentenwerk, we act as a free broker for students for privately rented rooms. Around 200 offers from private landlords come through the Studentenwerk every year and are passed onto students seeking accommodation.
As a student having paid your student union fees, you are entitled to use public transport with a semester ticket. For more information see www.rnv-online.de
In Germany, every owner of a radio capable of receiving a signal is obliged to register the equipment with the Gebühreneinzugszentrale (GEZ - Fee Collection Centre of Public-Law Broadcasting Institutions) and pay a radio and television licence fee. Reception devices include all equipment with which radio and television broadcasts can be received or recorded, irrespective of the method of reception. More information at www.gez.de

Regulations
A few rules are unavoidable when people live together under one roof. The regulations for halls of residence apply.
Rent is due monthly in advance by the third working day of the month and to be paid by direct debit.
An offer will be made by post or e-mail, as soon as a place in one of the student residences is available for you. Please inform the Mannheim Studentenwerk immediately of any change in your address or e-mail address. The offers are time limited, so you should regulary check your inbox/incoming mail.
Paper, glass, recyclables in the yellow sack and residual waste are collected separately from the Studentenwerk halls of residence. Yellow sacks are available from the caretakers. Disposal of residual waste is expensive. Sensible separation keeps the costs down. See here for more information on the subject.
EService charges are included in the rent. (Exceptions: 99 Schwetzinger Straße: electricity charged separately / existing agreements for 76 - 78 Steubenstraße: service charges payable separately.)
Between two and ten residents share the kitchen and sanitary facilities.
Residents of single rooms have a lockable room of their own (most have a wash basin) and share the common kitchen and sanitary facilities with other residents of the flat.
Residents of Studentenwerk halls of residence are allowed to sublet to students for a maximum of three months. The Studentenwerk must be informed in writing. The responsibilities of the tenancy agreement rest with the main tenant.
A landline telephone connection is possible in most rooms and apartments.
The Studentenwerk`s halls of residence are administered by the students living there themselves, i.e. the students elect their tutors. Each hall has its own tutors and programmes, which are posted in each building.
Waiting lists are kept for each individual hall of residence. Applications are not binding.
Washing machines and dryers are available in the halls of residence. These are paid for without cash - using smart cards. Should you not have such a card, they can be obtained from the Studentenwerk Information Centre against a deposit of EUR 6,00. The cards can be topped up at the payment machines in the canteens and cafeterias of the Mannheim Studentenwerk at the University of Mannheim, Mannheim University of Applied Sciences, Cooperative University of Mannheim, Mannheim University of Music and on the University campus.
